How is KingRoyal different from a traditional letting agent?
Landlords can save many thousands in tenancy Set-up, commission and renewal fees by switching from a high street agent. Rather than offer inflexible and expensive tenancy packages, KingRoyal will provide you with solutions that allow you total control of letting your property. You choose the services that are required from us. All our staff are ARLA qualified, just as the major high street agents. This can be checked with the ARLA governing board by visiting their website.
Can KingRoyal really be as good or better then a high street agent?
Give yourself the best chance of finding the perfect tenant for your property by allowing us to advertise for you. We know exactly where tenants go to find their next rental and do the same and more as high street agents by not only placing your property on the some of the largest lettings portals but also using social media.
Which sites will my advert will appear on?
Rightmove, Zoopla and Prime Location are the main and the most import property portals we advertise properties on. Some relevant local property and local media sites will also be used including our own site.
How will I receive tenant enquiries?
When a tenant makes an enquiry about your property through KingRoyal, you will receive an email and a text alert. You will have to opt-in to receive text messages from us which can be setup within your portal access.
Can I still use KingRoyal, even if it is already on the market?
You should check your agreement with your high street agent to see if allow you market with other agents or are they assigned as ‘sole agency’ basis.
Once, I have registered, how long does it take to list a property?
It normally takes around 15 to 20 minutes to create your advert if you have all the photos, EPC and all other information ready. Once we have checked your advert, it should be live within 24 hours on all the portals.
Number of photographs for your property
According to Rightmove, adverts which outperform tend to be the ones which include between 6-10 photographs with them.
When can I edit my property advert?
As soon you have registered, you will be provide all the information to login into your own Portal Access. Here you can edit your advert at any time, even when it is being reviewed by us.
How can I change or cancel my order?
We should be able to cancel or change your order, provided the add-on services have not already been fulfilled such as photographs, floorplans, etc. Get in touch with us for more help.
What we charge the tenants?
If you elect to credit reference check your tenants, then that the only fee we charge the tenants to move in your property. A charge is a one-off fee of £49.99 per adult tenant. A lot then how much they would have to pay to a high street agent. An additional charge of £49.99 fee is required for a guarantor referencing, which will also paid by the tenant.
Information on Rightmove/Zoopla Premium listing
Premium listings are offered by both Rightmove and Zoopla. They boost the number of views that your advert could receive compared to standard listings as they are highlighted to stand out from the crowd standard listings. Up to 20% to 30% more views can be generated with these types of leaders, it is estimated.
The extra features that are included are:
- The font for the Price is much larger
- The main photo size is increased
- The background colour is set as silver and highlighted with a large red rosette
- Rather than just one, the listings will highlight your property with 3 photos within the search results.
- The advert size is increased from the standard one
- The background colour of the advert to highlighted in silver
- Rather than just one, the Zoopla’s premium listing shows 5 additional photos within the search results.
Who handles the negotiations?
You’re in full control of negotiations – you decide who you’d like to view the property, and who you’d like to let to. If you haven’t already, make sure you check out our essential guide to screening tenants.
What happens with offers?
You’ll be notified by email with any offers that are received from potential tenants. Is then up to you whether to accept or decline them.
We provide a tenant referencing service at no charge to you, if you choose to accept the offer. A one-off fee of £49.99 is charged to the tenant that is being referenced.
How can prospective tenants contact me?
Unlike other sites, we DO NOT force potential tenants to setup an account with us which can put them off from requesting a viewing. Once a viewing is requested, you will be notified by email which will include the contact details for the tenant. You can then contact them directly to arrange the viewing at a time that suits you both.
